Long-established businesses address competitiveness during significant growth in southern St. George.

St. George’s Downtown Businesses Adapt Amid Commercial Growth

ST. GEORGE, Utah (KUTV) — As St. George experiences significant commercial expansion on its south side, historic downtown businesses are seeking ways to thrive amid increasing competition.

Growth in the Region

The key area of development is Exit 2 of I-15, where national chains such as In-N-Out, Cafe Rio, Chipotle, and Great Clips have recently opened. The area will also see new hotels, entertainment venues, grocery stores, a spa, and a Chase Bank.

Facing Competition

Long-standing businesses like Dixie Bowl and Billiards, established in the 1950s, are striving to maintain their unique appeal. Owner Joel Redfearn, who took over the business in May, emphasized the value of family-owned establishments. “You just don’t get that feeling of connectivity like when you come to something like this,” he said.

Joel recalls fond memories of visiting the bowling alley as a child: “I can’t let it go away or go to somebody that’s not going to try to keep its roots.” He aims to restore the venue’s 50s retro vibe with checkered floors and pastel colors.

Some Businesses Struggle

While Dixie Bowl has seen success with busy bowling leagues, other downtown businesses like Sunset Bowl have closed due to the rise of electronic entertainment options. Redfearn recognizes a loss of local fun spots but remains optimistic about keeping unique establishments alive.

City Support for Local Businesses

St. George City believes that development on the outskirts ultimately benefits current businesses. St. George Economic Director Chad Thomas noted that attracting larger chains can heighten interest in the entire region.

Moreover, David Cordero from the City of St. George stated, “More businesses create more competition, which raises the level.” The city has also organized major events like the St. George Marathon and the St. George Arts Festival to bolster downtown traffic.

A Call for Continued Support

Redfearn encourages local government to streamline licensing and permitting to facilitate the restoration of historic venues. “If it’s done right, I think anybody can succeed,” he shared.

Dixie Bowl and Billiards is committed to its role in the community and is open daily at 146 E City Center St, St. George.
