The planning minister and a commercial estate agent in Jersey are firmly advocating for new office spaces, despite opposition from a local campaign group. Chris Daniels, director of D2 Real Estate (D2RE), noted that demand for office spaces currently exceeds supply. He highlighted the approval of a new seven-storey office building at 19-21 Esplanade, emphasizing that developers require tenant interest to justify new builds.
Campaigner Judith Quérée raised concerns about the ongoing demand for office spaces in the wake of increased adoption of artificial intelligence and remote workplaces. A D2RE report indicated that only 5% of office space is vacant overall, with prime accommodations at just 1.5%. Daniels explained that modern businesses seek high-quality office environments featuring natural light and meeting spaces to attract and retain talent.
Senator Sir Mark Boleat emphasized the need for competitive office accommodations to support Jersey’s financial services sector, which is crucial for the island’s economy. He mentioned that about two-fifths of local jobs are in finance, reflecting its significant contribution to tax revenue.
While there is office space available near the development site, the Jersey Development Company is currently seeking tenants for additional spaces. Joe Moynihan, CEO of Jersey Finance, indicated that demand exists not only from new firms but also from existing businesses for better-quality offices.
Quérée’s group, Passion for Jersey, is focused on improving the island’s environment. She criticized the rise of tall buildings in St Helier and emphasized the importance of maintaining the island’s character. Concerns were also raised regarding a Victorian townhouse potentially being demolished as part of the new development, which has drawn objections from the government’s Historic Environment Team. Boleat defended the project, stating the building in question is almost derelict and that the planning system must consider various interests.
