North Augusta’s Commercial Flex Space Project Advances
The proposed commercial flex space behind Parker’s Kitchen on Jefferson Davis Highway has made progress as North Augusta’s Board of Zoning Appeals (BZA) granted the developer, Riverside Partners, LP, some leniency regarding parking requirements. Initially, the project aimed for a significant reduction, requesting less than half of the required parking for its 42 commercial units spread across nine buildings.
After revisiting the proposal, the developer adjusted their plans. The new plan, presented on September 1, seeks only an 8% reduction in parking, resulting in 346 spaces—compared to the usual requirement of 375. This change also resulted in the loss of just one proposed commercial space.
Planning Director Tommy Paradise described this type of development as a “hybrid type of commercial real estate that combines warehouse or light industrial with office or retail use.” Flex spaces are particularly beneficial for contractors needing both office and storage space and can also accommodate e-commerce companies, creative studios, gyms, retail spaces, and small corporate offices.
