Development Efforts for Patuxent Business Park
After more than 20 years of stalled progress, officials in southern Calvert County are intensifying efforts to fully develop the Patuxent Business Park. Originally aimed at capitalizing on the technological growth spurred by the nearby Naval Air Station Patuxent River, the park has faced numerous hurdles.
In a recent memo, Julie Oberg, the county’s economic development director, announced that the Maryland Economic Development Corporation and the Maryland Department of Commerce are actively seeking proposals to unlock the park’s potential. Nick Henninger-Ayoub, the corporation’s program development director, expressed dissatisfaction with the park’s lack of progress, noting that there has been no advancement in 24 years.
Local Commissioner Mike Hart humorously pointed out the park’s struggles, mentioning that the signage reading “PBP” could stand for “pretty bad planning.” High lot prices and difficult terrain have impeded development efforts. Currently, maintenance costs are covered by lot-sale revenue, which is expected to run out by year’s end due to limited sales.
Out of the park’s lots, four have been sold while ten remain under the corporation’s ownership. The corporation is not considering data centers, as they don’t align with their vision for the space. Their goal now is to attract reputable employers.
Proposals for development are due by October 23, with a developer announcement scheduled for November 13. However, some commissioners, including Hart and Mark C. Cox Sr., expressed concerns over the tight timeline for vetting applicants and the need for clear expectations and transparency moving forward. The commissioners will receive an update after these deadlines.
