CSHL is embarking on the largest expansion project in its history, Foundations for the Future, which will add approximately 400,000 square feet of new space. This expansion highlights inefficiencies in the existing systems and raises the question of how to integrate new fire alarm, security, and building automation systems with the current infrastructure spread across 82 buildings.
The Search for Integration
To address these challenges, Monez and his team found a solution in OpenBlue. The system’s ability to capture and analyze existing data in real time was particularly appealing to Monez. OpenBlue’s digital solutions offer a comprehensive platform that integrates building automation, security, fire protection, and operational processes.
Energy Efficiency Focus
With about $5 million in annual utility costs, Monez identified energy savings as a top priority. By implementing building-level metering and analytics, CSHL aims to pinpoint inefficiencies and improve overall equipment performance. Monez expects energy savings between 6 to 7% from this initiative, but acknowledges that the potential for greater savings exists as they enhance their understanding of the facilities.
Critical Questions Addressed
With real-time data collection, facilities teams can ask and answer questions such as:
- Why is one building consuming more energy than another?
- Why did equipment performance suddenly change?
- Is a recurring issue a sign of operational problems or impending equipment failure?
Moving Beyond Reactive Maintenance
CSHL also seeks to transition from a reactive maintenance approach to a proactive one. Currently, the team waits for occupants to report temperature issues, which can lead to disruptions, particularly in research labs where environmental conditions are crucial.
By utilizing OpenBlue for real-time insights, the facilities team can identify issues before they affect research, potentially saving millions in lost projects. Monez emphasizes the importance of becoming more predictive rather than reactionary in their operations.
Supporting Science Through Smarter Facilities
Every enhancement to the Laboratory’s facilities—be it through energy reduction or improved operational efficiency—ultimately aims to support scientific discovery. Monez notes that a better understanding of facility usage enables improved support for researchers across the campus.
