Nvidia has committed to providing financial guarantees of up to $105 billion for leases at a major AI data center campus in Ohio. These agreements, detailed in a regulatory filing, involve multiple residual-value guarantees with SB Energy for approximately 4.25 gigawatts of computing capacity at the PORTS Technology Campus in Pike County.
The guarantees are contingent obligations that will activate if OpenAI, the affiliate tenant at the campus, defaults on its lease or payments. In such cases, Nvidia would cover any shortfall between the guaranteed lease value and amounts recovered from re-letting or selling the facility. Nvidia’s obligations could persist until the 20th anniversary of each lease’s start date, potentially expiring earlier under certain conditions.
Additionally, Nvidia announced a separate $1.5 billion direct investment in SB Energy, which will support the infrastructure necessary for hosting AI computing systems, critical as demand for energy and suitable locations increases.
Capacity at the facility is expected to come online starting in 2028, while Nvidia may also provide credit support for an additional 3.8 gigawatts of capacity if desired. OpenAI plans to utilize the initial capacity to implement Nvidia’s full-stack DSX AI factory platform.
