Two Real Estate Strategies Led a Couple to Financial Freedom

Berman emphasizes two key rules for successful real estate investing:

  1. Use the 1% Rule: Ensure a property’s monthly rent is at least 1% of its purchase price for positive cash flow.

  2. Personal Preference: Avoid properties that he wouldn’t personally want to live in, leading to more reliable and lower-maintenance tenants.

Today, Berman and his wife continue to practice house hacking, living in a smaller property while renting out additional space, effectively monetizing their housing and maximizing their income.
