The recently released draft Illawarra Shoalhaven Regional Plan aims to accommodate 117,000 new homes and generate over 101,000 jobs in the region, which anticipates an influx of 161,000 residents by 2046. This plan prioritizes housing growth in urban centers like Wollongong, highlighting the importance of the Wollongong Health Precinct and Port Kembla in driving local employment.

Economic Targets

For 2029, the NSW Government has set Wollongong a target of 9,200 new homes. Additionally, the Wollongong City Council aims for 20,500 net new jobs by 2035, having previously surpassed its 10-year jobs goal in just six years.

Market Conditions

According to OpenAgent, Wollongong’s unit rents have risen by 6.6% year-on-year, with current median rents at $650 per week and unit prices averaging around $768,000. Recent data from the ABS shows the Wollongong Significant Urban Area housing over 322,000 people as of June 2025, making it the fourth-largest urban center in the state.
