The revitalization of downtown Jacksonville, Florida, is making significant strides with the reopening of the historic Greenleaf & Crosby Building. This landmark, a cornerstone of the city’s transformation, is being reimagined as a vibrant hub for dining, fitness, and entertainment. On Monday, local leaders, including Mayor Donna Deegan and representatives from the Downtown Investment Authority, will celebrate the completion of the building’s office floors. The Greenleaf building is a key component of the downtown revitalization, strategically positioned at the Laura Street Corridor.

Constructed in 1926 and recognized on the National Register of Historic Places, the Greenleaf building retains its stunning original architecture. Currently, Jacksonville-based JWB Real Estate Capital owns the building, having purchased it in June 2022. Following a $17 million renovation—partially funded by a $4.79 million investment from the Downtown Investment Authority—renovations were overseen by Avant Construction of Jacksonville. According to Alex Sifakis, president of JWB Real Estate Capital, the building will house the Oak Steakhouse, a fitness facility, and a third-floor amenity space, including a gym and communal areas. This innovative design caters to both residents and visitors, making it a central destination.

Excitingly, the HiReformance Institute Pilates studio is already operational, inviting downtown residents and workers to enhance their fitness routines. While Oak Steakhouse is still under construction, plans for a speakeasy-style lounge in the basement and a rooftop deck promise to provide diverse entertainment options.

This redevelopment aligns with broader initiatives to breathe new life into downtown Jacksonville, an area that has faced issues with underuse. The project aims to generate foot traffic, diversify dining options, and establish downtown as a dynamic destination for both residents and travelers.

The architectural design, crafted by local architects Marsh & Saxelbye after the Great Fire of 1901, showcases early 20th-century craftsmanship. Features like horsehair plaster and vintage elevator cabs have been preserved, offering a beautiful contrast to the new modern finishes.

The Greenleaf project complements JWB’s larger portfolio, which includes the restoration of iconic structures such as the Federal Reserve Building and the $2 billion Gateway Jax Pearl Street redevelopment initiative.
